Which shingle?
“Architectural” is a type of shingle, not a product. Ask for the brand and product line in writing.
“As needed” has no ceiling
Rotten plywood often turns up only after the old roof comes off. Ask for the price per sheet so the total can’t drift.
No permit on the page
Ask who pulls the permit and whether it’s in the price. Work done without one can cause trouble when you sell.
Nothing about protecting the property
A loaded dumpster can crack a driveway, and a tear-off drops nails and debris into pools and plant beds. Ask how they’ll protect the driveway, and whether the pool and landscaping get tarped.
Half up front
A 50% deposit is a large payment before any work starts. Ask what it covers and when the job begins.
