Texas

  • Texas windstorm certificate (WPI-8)

    Only in these counties: Aransas, Brazoria, Calhoun, Cameron, Chambers, Galveston, Jefferson, Kenedy, Kleberg, Matagorda, Nueces, Refugio, San Patricio, Willacy, Harris.

    In Texas's First Tier coastal counties (Aransas, Brazoria, Calhoun, Cameron, Chambers, Galveston, Jefferson, Kenedy, Kleberg, Matagorda, Nueces, Refugio, San Patricio and Willacy, plus La Porte, Morgan's Point, Pasadena, Seabrook and Shoreacres in Harris County), re-roofs, roof repairs and other alterations generally need a Texas Department of Insurance windstorm inspection and certificate of compliance to be eligible for TWIA wind and hail coverage.

  • Insurance deductible notice (Texas)

    A Texas contract of $1,000 or more for goods or services expected to be paid from a property insurance claim must contain, in at least 12-point bold type, a notice that Texas law requires the insured to pay the deductible. A seller who pays, waives, absorbs or rebates the deductible, or gives a credit that offsets it, without the insurer's consent commits an offense.

  • Texas residential construction disclosures

    Before a Texas homeowner signs a contract to build or repair the home they live in or plan to live in, the contractor must deliver the state's "Know your rights and responsibilities" disclosure statement. Before work starts it must give a list of the subcontractors and suppliers it intends to use, unless the owner waives that in writing, and each time it asks for payment it must give a statement naming the subcontractors it intends to pay from that money.

  • Contractors may not adjust claims (Texas)

    In Texas a contractor may not act as a public adjuster, or advertise to adjust claims, for any property it is or may be working on, even if it holds an adjuster license or the homeowner has given it a power of attorney.

Federal, for AC and heat pump quotes

  • Minimum AC efficiency (Southeast)

    A split-system central air conditioner installed in the federal Southeast region on or after January 1, 2023 must be rated at least 14.3 SEER2 if its certified cooling capacity is under 45,000 Btu/hr (3.75 tons), and at least 13.8 SEER2 at 45,000 Btu/hr or more; an outdoor unit with a certified combination below that level cannot be installed in the region. A split-system heat pump made on or after that date needs at least 14.3 SEER2 and 7.5 HSPF2.
